Heritage and boutique hotels in Mumbai

← Mumbai

Mumbai's heritage hotels are in the south of the city, where the Taj Mahal Palace has faced the harbour since 1903 and the Art Deco Sea Green looks out over Marine Drive. The design-led boutique hotels are further north, in Bandra and on Juhu Beach. Here is what sets each one apart and which part of the city it puts you in; booking links are in the list above.

Heritage hotels: sleeping inside the old city

Three of the four are within a walk of the Gateway of India or on Marine Drive.

The Taj Mahal Palace, Colaba

Jamsetji Tata commissioned this Indo-Saracenic hotel, which opened in December 1903, before the Gateway of India that now stands beside it. In 2017 it became the first building in India to have its image protected as a trademark. The original Palace wing of 1903 and the Tower of 1972 are two separate buildings, so check which one your room is in. Non-guests can book afternoon tea at the Sea Lounge, with views of the Arabian Sea, by prior reservation. The Taj Mahal Palace.

Sea Green Hotel, Marine Drive

One of the original 1930s Art Deco buildings on Marine Drive, run as a hotel for over half a century: spacious, simply furnished sea-facing rooms and one of the best windows in the city onto the Queen's Necklace at dusk. There is no spa or rooftop bar; the view is the point.

Abode Bombay, Colaba

A boutique hotel in a 1910 building five minutes on foot from the Gateway of India, with 25 individually designed rooms mixing Art Deco lines, colonial-era pieces and local craft. There is a small cafe, a wellness room and a craft boutique, and the staff arrange dawn walks at Sassoon Docks and heritage cycle tours.

Backpacker Panda Colaba: heritage on a budget

A hostel in a Colaba building more than a century old, within walking distance of the Gateway and Colaba Causeway, with air-conditioned dorms and private rooms. The old-Bombay building is the character.

Design hotels in the north: Bandra and Juhu

Both are small and built around a concept rather than a building's age.

Le Sutra, Bandra: an art hotel

Billed as India's first art hotel, with fourteen rooms each given to a different artist and a theme from Indian philosophy and mythology, so no two look alike. Small enough to feel like a guesthouse, with a spa and concierge, in leafy Bandra among cafes, boutiques and sea-front promenades.

Soho House, Juhu Beach: a members' club with rooms

Soho House's first Indian outpost rises eleven storeys over Juhu Beach, with a rooftop pool and bar that catch the Arabian Sea sunset. The 38 bedrooms have bone-inlay furniture and lampshades stitched from sari fabric, and hotel guests get access to the club's restaurants and spaces. The choice for a scene rather than silence.

Which part of the city

Colaba is the classic traveller base: the Gateway, the Taj, the Causeway's stalls and cafes, and ferries to Elephanta. Next door, Fort has few hotels: stay in Colaba and walk in to its Victorian Gothic and the Kala Ghoda galleries. The Gothic buildings round the Oval Maidan and the Art Deco of Marine Drive have been a UNESCO World Heritage Site since 2018; see walking tours in Mumbai.

Bandra is the favourite base for longer stays, with bars and restaurants that run late. Juhu puts the ocean outside the window, but the centre is a long ride. How the districts compare: where to stay in Mumbai; the five-star towers are in luxury hotels.

Before you book

Old buildings and festival weekends are the two things to plan around.

  • Old buildings mean old layouts — Heritage hotels sit in buildings from the 1900s to the 1930s: ask about room size, lifts and which rooms face the sea before booking.
  • Kala Ghoda festival weekends — During the Kala Ghoda Arts Festival (30 January – 7 February 2027) rooms in Colaba and Fort fill for the weekends: book about a month ahead.
  • Ganesh Chaturthi — For Ganesh Chaturthi (4–14 September 2027) book rooms about six weeks ahead.
  • A sea view is a different room — At the Taj, ask for a sea-facing room and check whether it is in the 1903 Palace wing or the 1972 Tower; at Sea Green, the sea-facing rooms are the reason to come.
